Fort Collins covers a wide range of ground conditions, and the age of the neighborhood tells you most of what you need to know about the concrete in it.
Older parts of the city have had fifty years or more for utility trenches, sewer laterals and foundation backfill to compact. Settlement here is slow and cumulative, and it tends to show up as driveway approaches dropping and front walks going out of level a panel at a time. Mature trees add root pressure that lifts one side of a walk while the other side sinks.
East and north Fort Collins is newer, and the story there is fill. Ground graded for development keeps compacting for years after the houses are finished, which is why we lift concrete at properties under ten years old.
Across all of it, this is a city that runs through a lot of freeze and thaw. Water gets into the base, freezes, expands and leaves a slightly bigger space behind each time. Combined with lawn irrigation running against driveways and walks, that is what moves the fines out from under a slab.

Part of that visit is working out why it moved. Downspouts, irrigation, grade and drainage all get checked, because if the cause is still active a lift will not hold and you deserve to know that before you spend anything.
If the concrete is too far gone to save, we will say so. We would rather lose the job than sell you a repair that fails.
