What mudjacking actually does

Mudjacking raises a slab that has settled by pumping a cementitious slurry through small holes drilled in the concrete. The material fills the empty space beneath the slab, then continues to build pressure until the concrete lifts back to the height it was poured at. The holes are patched and the slab goes back into service.

It solves two problems at once. The visible one is the height difference: the trip hazard, the lip at the garage, the patio that now slopes toward your house. The invisible one matters more, which is the void underneath. Concrete almost never sinks because the concrete failed. It sinks because the ground under it moved, washed out or was never compacted properly in the first place. Filling that space is what keeps the repair from repeating.

We are a mudjacking company and that is the method we use. If your slab is a better fit for something else, or if it is past saving, we will tell you that during the estimate rather than after we have started.

How concrete settlement happens here

Northern Colorado is hard on slabs. Most of what we lift comes down to one of these five causes, and often several at once.

Poorly compacted backfill

The trench dug for a foundation, a utility line or a sewer lateral gets filled back in loosely. Over the next few years it settles, and whatever was poured on top of it goes down with it. This is why so much settlement shows up right along the house and across driveway approaches.

Water washing soil out

A downspout emptying at the slab edge, a cracked irrigation line, or a lawn watered heavily against a driveway will carry fine soil away from under the concrete. The slab spans the gap until it cannot, then it cracks and drops.

Expansive clay soil

Clay in this region swells when it takes on water and shrinks when it dries out. That cycle lifts and drops the slab repeatedly. Over enough seasons the concrete does not return to where it started.

Freeze and thaw

Water gets into the base, freezes, expands and pushes. When it thaws it leaves a slightly larger space than before. Colorado runs through that cycle many times a winter, not once.

Load the slab was not poured for

A driveway poured for cars that now takes a truck, an RV or a delivery van will settle at the joints and approach first. Shop and warehouse floors do the same under equipment traffic.

New construction fill

Newer subdivisions across Windsor, Timnath and Severance are built on graded fill. Fill keeps compacting for years after the house is finished, which is why we lift concrete at homes that are only five or six years old.

Why repair instead of replace

Tearing out and repouring concrete is the default answer a lot of contractors give, and sometimes it is the right one. Most of the time it is not.

  • Lifting costs a fraction of removal and replacement on the same slab.
  • Most jobs are done in a day. A repour means demolition, forms, a pour, then a cure before you can use it.
  • No heavy equipment tearing up your lawn, sprinklers or landscaping to get the old slab out.
  • The existing concrete stays out of the landfill.
  • Replacing a slab without filling the void underneath means the new slab settles too. Lifting addresses the cause.

Replacement makes sense when the concrete itself has failed: badly spalled, crumbling, broken into many pieces, or so thin and cracked that it cannot take the pressure of a lift. We will say so when we see it.

Our process

What a job actually looks like

Free on site estimate

We look at the slab, check where it has dropped and how much, and look for why. Downspouts, irrigation, grade and drainage all get checked, because the cause decides whether the repair holds.

Drill

We drill a pattern of holes through the slab, placed to move the concrete evenly and to reach the whole void. Placement is deliberate, not a grid dropped on the surface.

Fill the void

Slurry goes in and spreads under the slab first, filling the empty space. Nothing moves upward yet. This stage is the part that keeps the slab from settling again.

Lift

Once the void is packed, pressure begins to raise the concrete. We work slowly and watch the joints and the surrounding slabs, bringing the panel up to match rather than overshooting it.

Patch and clean up

Holes are filled and finished flush. The patches are visible up close on a finished surface and we would rather you know that now than be surprised later.

Back in service

Foot traffic is usually fine right away. Vehicles and heavy loads wait for a cure period, and we tell you what that is for your slab before we start.

The material we use

Traditional mudjacking slurry: a mix of sand, soil and cement, pumped wet. It is dense, it is close in nature to the ground the slab was sitting on, and it holds weight well once it sets.

That density is the tradeoff. It is heavier than polyurethane foam, which is the main argument foam contractors make against it. In exchange you get a material that fills large voids with real volume, supports heavy and repeated loads, and does not depend on a chemical reaction to reach its final size.

Our holes are larger than foam injection holes. We are not going to pretend otherwise. On a driveway or a shop floor that rarely matters. On a stamped or decorative surface it might, and that is worth talking about before you book anything.

Common questions

How long does a job take?

Most residential jobs are a few hours to a full day. Larger commercial slabs can run longer. We give you a realistic window at the estimate rather than a number that sounds good on the phone.

When can I drive on it?

Foot traffic is generally fine right away. Vehicles wait for a cure period that depends on the slab, the weather and how much material went underneath. We tell you the number before we start and we would rather be conservative than have you park on it too early.

Will the holes be visible?

Yes, up close. We patch them flush and they weather in over time, but on a smooth or decorative finish you will be able to find them. If that is a concern, say so at the estimate and we will talk through where the holes would land.

Will the concrete crack when you lift it?

Concrete that is already cracked will move along those cracks, and a slab in poor shape can crack further. We check the condition of the concrete before quoting and we will tell you if we think that is a real risk on your slab.

Can settled concrete sink again?

It can, if whatever caused it is still happening. A downspout still dumping at the slab edge or a leaking irrigation line will wash out new material the same way it washed out the old base. Part of the estimate is telling you what needs to change so the repair lasts.

What does it cost?

It depends on the size of the slab, how far it has to come up and how much void is under it. That is why the estimate is free and on site. Anyone quoting a firm price over the phone without seeing the slab is guessing.

Do you work in winter?

We work year round, with weather limits. Frozen ground and hard freezes affect both the pour and the cure, so some jobs get scheduled around the forecast. Call and we will tell you honestly whether yours can wait for better conditions.
