Timnath has grown from a very small town into a substantial community in a short space of time, and almost all of that growth sits on engineered fill.
Fill compacts for years after construction finishes. Foundations are designed for that. Flatwork is not, so driveways, walks and patios settle as the ground beneath them consolidates. We are regularly called to lift concrete at Timnath homes that are five or six years old, which surprises owners who assume new construction means no settlement.
The area sits between the sandier ground near the Poudre corridor and Larimer County clay further out, so both washout and clay movement show up depending on exactly where you are.

We come out to Timnath properties at no charge, look at the concrete, and tell you whether it can be lifted.
Part of that visit is working out why it moved. Downspouts, irrigation, grade and drainage all get checked, because if the cause is still active a lift will not hold and you deserve to know that before you spend anything.
If the concrete is too far gone to save, we will say so. We would rather lose the job than sell you a repair that fails.
