Why concrete settles in Loveland

We are a Loveland company, so this is the ground we know best. Nearly every before and after photo on this site was taken at a Loveland property.

The Big Thompson runs through town, and the soil along the river corridor is sandier and more freely drained than the clay further out. That sounds like an advantage and is not: water moving through loose material carries fine soil with it, and the base under a slab thins out until the concrete is spanning a gap. A lot of what we lift here is washout rather than clay movement.

Away from the river the ground turns to expansive clay, which swells and shrinks with moisture and takes whatever is poured on top of it along for the ride. Between the two you get a town where slabs move for two entirely different reasons a mile apart.

Irrigation is the third factor. Between ditch systems, lawn watering and older sprinkler lines that have started leaking, there is a lot of water moving through the ground in Loveland, and water is what moves soil out from under concrete.
